Meritage Homes has purchased 172 lots in the Hurley Ranch Phase 2 in Phoenix for $1.96 million. Lennar has acquired 130 acres of land in Henderson, Nev., where it plans to develop and build Black Mountain Ranch - a masterplanned community of up to 900 home sites on a portion of the former 204-acre golf course. D.R. Horton purchased 53 acres in Denton, Texas, where it plans to build 206 homes.
Meritage closed on its purchase at the end of August. The deal was brokered by The Land Agency. This is the builders first purchase in the community. Formerly the site of the Black Mountain Golf and Country Club, Lennar's parcel in the Las Vegas area provides stunning scenery in a prime location situated in the heart of Henderson. Located adjacent to the Black Mountain Ranch Recreation Center and minutes from downtown Henderson, the new community will encompass five distinctive communities offering a wide array of home designs. Home shoppers will have the choice of single-family detached, single-family attached and active adult new homes for those aged 55+ all within a quintessential Las Vegas Valley setting. Site work is expected to commence spring 2021, with new homes anticipated to debut the following spring. Zillow has become an exclusive partner with D.R. Horton, the nation’s largest homebuilder by volume.
The partnership enables D.R. Horton homebuyers to sell their existing homes through Zillow Offers. D.R. GreenPointe Developers LLC announced Aug. 3 that national homebuilders Dream Finders Homes, Lennar and Richmond American Homes will build in Tributary, a master-planned, mixed-use community in Nassau County.
The 1,550-acre Tributary is designed for up to 3,200 homes and commercial and office space south of Florida A1A about 1.6 miles west of Interstate 95. The three builders plan one- and two-story homes ranging in size from about 1,600 square feet to more than 3,200 square feet and priced from the $200,000s. Many of the neighborhood’s homesites will feature preserve or lake views. Model home construction is planned to start next month in the model home village near The Lookout, a lakefront amenity center. Dream Finders Homes, based in Jacksonville, offers 15 floor plans for semi-custom single-family homes. Lennar will offer 10 floor plans and its Everything’s Included program, with features its most-requested options and Wi-Fi certification in the home’s base price. Richmond American Homes will have six floor plans with flooring, cabinetry, home technology options and other features along with designer assistance at its Home Gallery showroom. Tributary is a community development district. Amenities comprise a lakefront amenity center with a pool, fitness studio, tot lot, entertainment areas and sports courts. Other amenities include The Landing kayak and canoe park leading to Boggy Creek with access to the Nassau River; Pawsome Park; and neighborhood pocket parks. Residential neighborhoods will border preserve and conservation areas. There also will be a trail system to connect neighborhoods and amenities. Pulte Group plans to build 85 townhomes as part of a proposed new development in central New Jersey that also will include 20 affordable rental units and two commercial buildings. KB Home Colorado Inc. recently purchased land in Erie, Colo., to expand its Flatiron Meadows community. The 112-lot parcel sold for just over $4.8 million, Boulder County property records show. The seller was HT Flatiron LP, an entity registered to a Houston address.
The Pulte project would be built in Marlboro Township and is being developed by Marlboro Development Group, LLC. Testimony for the project began July 15 and is expected to resume at the Marlboro Planning Board’s Aug. 19 meeting. The applicant is represented by attorney John A. Sarto, of the firm Giordano Halleran and Ciesla, Red Bank. The applicant is proposing to subdivide the 13.7-acre property into four lots: one lot for market rate townhouses; one lot for affordable housing rental apartments; and two lots for commercial development. Municipal officials have said the Marlboro Development Group application is the result of a court order stemming from Marlboro’s unresolved affordable housing obligation that dates back to prior administrations. Affordable housing is defined as housing that is sold or rented at below market rates to individuals and families whose income meets certain guidelines. “I normally would not consider an application like this in Marlboro, but we have been court ordered to have this application so we would like to make it the best we can for those who are going to live in this development and those in the rest of Marlboro,” said Mayor Jonathan Hornik, who sits on the Planning Board. Sean Savage of Matrix New World Engineering, Florham Park, said the application proposes the construction of 85 market rate housing units and 20 affordable housing units, for a total of 105 housing units. He said a 10.7-acre lot would contain 18 three-story buildings with 85 townhouses to be sold at market rates. Each townhouse would have a two-car garage. A lot of slightly less than 1 acre would contain a three-story building with 20 affordable housing rental apartments and 40 parking spaces. Savage said a 1.1-acre lot would contain an 8,110-square-foot, one-story, multi-tenant commercial building and 42 parking spaces. A 1-acre lot would contain a 4,000-square-foot commercial building and 20 parking spaces. Architect Alexander Ovejas of the Pulte Group said the market rate units would have three bedrooms, three bathrooms and a two-car garage. James Mullen, Director of Entitlements – Northeast Corridor Division at Pulte Homes, said the applicant anticipates the market rate townhouses will be priced between $650,000 and $700,000. The price could reach $800,000 depending on Marlboro’s housing market, according to the testimony. Architect Thomas Brennan, who designed the proposed affordable housing building at the site, said the building would have four one-bedroom apartments, four two-bedroom apartments and 12 three-bedroom apartments. “KB Home has been very active throughout the Denver-metro area, acquiring new land and opening several new home communities. We recently made a strategic land acquisition in the Flatiron Meadows master-plan in Erie, purchasing 122 new home sites,” said KB Home’s Colorado division president Randy Carpenter according to Colorado Hometown Weekley newspaper. “This has been a successful sub-market, and we believe our buyers will be attracted to the community’s location, amenities and unique lifestyle.” KB Home is planning a collection of two-story paired homes that will range in size from approximately 1,600 to 1,900 square feet.
